12 acre smallholding for sale - PembrokeshireIts next door to us! Through JJ Morris - guide price £300k though they have rejected an offer at £250k.

Its actually between Welsh Hook and Hayscastle Cross, postcode is SA62 5NT.
It states renovation but it actually needs basically the inside of the house taking out leaving the four walls and starting again. Think there are 4 fields in total, 2 small and 2 large. Very peaceful location.
Any questions please feel free to ask and I'll try to answer them as best as I can - we have viewed it too (not to buy, just to be nosy!)

As an aside, I had a quick flick through the estate agent's website for other farms and smallholdings. Got bored on page 6 of the farms and smallholdings section after nothing but building plots, potential barn conversions and rural cottages with gardens... Why not all that in its own section? It's a good thing I haven't got the money anyway as otherwise, they've just lost a potential client!!! Grrr, poor web design annoys me.

Estate agents aside, it is a lovely part of Wales.

Thank you - we'd really love someone who was going to use it as a smallholding, rather than a townie/2nd homeowner who will move in, use it for holidays only and then complain about the noise of my geese, or the smell of my pigs, or the rather large amount of various items we have collected on our yard!

i can see why someone only offered 250k it needs another 50k spent on it ireckon an offer of 260k would clinch it but it does need alot of work plus buying a tractor on top

We know what they bought it for in 2003 and on the Nationwide house price calculator thingy it says it should be worth £277k now, albeit I don't suppose that takes into consideration the fact that its now not really habitable (unless you're a tramp, and even they might turn their nose up at it!), but when they bought it it was in pretty much the same condition, albeit just a bit less damp.
The agents say the vendor is no rush to sell but is realistic about offers.
Trouble is, no-one will want to pay over £250k as that is the stamp duty threshold.

How about someone who'd have it as a second home, but let you rent the 12 acres?

Actually the 12 acres have been rented out recently anyway to a local farmer. We don't want them though, we don't use our current acreage wisely enough!

Yes that's me!! We now have 6 Dexters including calves and 2 in the freezer!!! Hope you are well and business thriving? We keep saying we will come down and visit Debbie and yourself, but moved house in February and have been doing it up ever since! We bought the house right next to our land - how brilliant is that? Its a smaller house and meant that I could retire from proper full time work and just play at being a smallholder!!!! I still seem to be shattered every night.

Log cabin, dahling, log cabin! Yes we are and it was slightly hairy last night as the wind was very strong but we're still all in once piece! Kune Kunes doing well - now got a couple of Landrace/GOS crosses for the freezer too.
