Anglesey smallholding coming up for saleDue to an impending job move we are about to put our registered small holding up for sale. Central Anglesey (just outside market town of Llangefni - 2 miles).
4 bed 2 bathroom cavity insulated house (from original 2 room 1870 cottage) with bulk lpg central heating, wood burner stove in large lounge, landscaped garden, decorative pond, lawns, veg beds, childrens play area, plus four fenced chicken runs; leading on to three good sized paddocks of approx 1 acre, 3acres, and 2 acres, with a 3 year old quality 36ft poly tunnel in one, and water supply to the other two, plus 2 year old wooden stable block consisting of two 12 by 12 stables plus a seperate tack room on a concrete base plus adjoining slate hardstanding for storage of trailer/horse box.
There is a large recently built detached double garage, which provides a garage, a good size office with all lighting and BT sockets and cat 5 network cabling back into house, a large utility room, toilet, and a very large upstairs hobby room/store room kitted out with lights, bt socket, cat 5 cabling, and large number of double sockets. The front 3 acre field has been registered with the local planning authority as a potential development site in the new local development plan, for both holiday development of several log cabins, or a single eco house for eco tourism development.
Sad to be leaving our home of 17 years but hoping to find something similar down in West Wales where my new job is. Not on the market yet but PM me if you are interested in receiving the details once the estate agent has prepared them.

There is plenty of cheap smallholdings down this way.. well not cheap for first time buyers but if you have around £245,000 then you can buy somewhere with a couple of acres, and a nice house.

Yes we looked around Newcastle Emlyn area last summer when I was trying for a job there - this job will be initially based in Aberaeron then possibly Lampeter. Nice country for my kayak sea fishing - looking forward to hooking some of them bass on the inshore reefs yum yum! Just need to sell this place now

would be great if moniar and I and our kids and animals can all find another smallholding so I can carry on with my chickens etc.
Typical as I have the chicken pens just right and the veg plots productive and well planned and now we are moving. Never mind sure we can find something to suit us hope you are all looking out for us. We want to be near to Lampeter. Anyone know that area to tell me more about it.

Good luck with this one - I sold up from very near to you at the market peak - had a similar sized and same age house but with a very big garden rather than a smallholding. TPP overvalued it substantially and were shambolic in marketing it. We were on the market for nearly a year and ended up with about half of your asking price. Hope you do better than I did!

Dont live in Lampeter, i remember in my school days the geography teacher used to say who had got into a fight and that there were lot of drunks.. though it does have a uni, so i'm not suprised. It does have good shops, its got a somerfields and a co-op, got a good electric shop, its own saw mill, apprently the chinese is quite good too. The actual people are friendly too.. though i guess we are all different when drunk.
I hear that if you live on the tregaron side or powys side its cheaper to rent. there are lots of houses for sale in llanddewi brefi at the mo, not sure on smallholdings though. if you live between lampeter at aberaeron along the main road then as normal thats more expensive, but if your willing to be off on a side shoot then its quite a bit cheaper, yet your not miles from anywhere.

Have reduced the price on ours last week by 15k in the hope that it will attract a few more viewings.
I am renting a cottage 4 miles outside of Aberaeron and am getting out a bit in the evenings after work to get to know the area a bit better. Going to look around the Cribyn area this next week as its nice up there just off the Aberaeron - Lampeter road. Have found a nice property up near Penuwch too which is on our go to see list.
Had a look towards Llanwrda last week and found the Talley valley really beautiful, but a bit too remote for us I think.

they are advertising it for us at £399,995, however if we do a direct sale we can negotiate. Also we can sell it with less land if thats of interest as aneighbour has asked about buying some of the land and has cash waiting but I didnt want to sell the land to him in case a buyer said they wanted all the land.
