Just shows you that new home waranties & EPC's are not worth the parer they are printed on. That house would have a good EPC performance on paper but terrible in practice. I thought new builds were covered by a 10 year NCIB?

On paper yes, but the quality of build is frankly awful. Not only are technical skills in short supply but builders often aren't aware of the importance of installing insulation properly. It's quite common to see a lot of insulation in new builds but not in the right places. Even the smallest gap will cause large amounts of heat to escape. Kingspan type products are perhaps the worst offenders. They need to be cut very accurately to be effective. A 5mm gap will render a section useless in terms of insulation properties.
