Buying land-advice?

Hi, my chum is thinking of buying a small plot of land, but knows nothing yet and would like advice first, so I thought I'd ask here.

When buying the land are there any tricks vendors/agents/solitors do to make money, how to spot/prevent this happening? Pitfall and bonuses of owning land, cost of maintainance once owned etc etc. Any useful websites?

Surprising as it may seem, the Solicitors' Regulation Authority do not permit solicitors to play tricks to make money on pain of being struck off (although admittedly some try it on). My advice - get a good solicitor - word of mouth is the best.

Certainly reviews would be useful. Word of mouth if no formalised reference system exists.

I think the kind of things you are looking for are:-

Up Lift clauses:
A clause when buying land that forces you to pay XX% (normally 50%) of the increase value of the land to the previous owner when you get planning permission or sell land you've got planning permission on. There are a number of thread about it before.

Selling land with out attached SPS certificates.
It is possible to sell land with out the attached SPS certificates. This means the previous owner is getting government subsidies for the Land you own, and I think it means you can't get the certificates until the old ones expire. I've not been able to find the expiry period for them. The owner normally sell them seperately.

This is what I've uncovered so far during my own investigations. There is something about some odd farming leasehold tenancy where you buy land AND pay rent on it... Not got my head around it yet.
