i need to know where good land is not daft prices

title says it all
8k /acre for land that would take 5 years to make properly productive is not for me
i will always be outbid by a fool who wishes to be parted from money
im horrified more than shocked
sensible suggestions for land for grazing please ,i am not uk exclusive and open to wide thought long term
help please

Land I've looked at seems to be cheaper per acre the more you buy so is there any possibility of joining with others to buy a larger area? Sort of a moo-co-op, moocoop?

If you have the finances and can gamble a little, buying more than you need and selling a couple of acres off at an inflated price might help finance things?

Have you looked up here? And your end product would be 'Orkney beef' which commands a premium.

umm
i like harsh environments but

is there enough salad growth to give moos enough for calving and beefing up ?
dexters and highlands are tough but with the 30 month rule will orkney grazing support such critters ?
tother thing is i dont ever want to "export" so is there a local market for good beef that justifies the effort ?

I'm not a farmer I'm afraid but google is your friend Smile I believe the beef here is grass fed in summer. The silage and cereals which they are fed in the winter is grown here which is why Orkney avoided the whole BSE debacle. I've never been as happy to eat beef as I am now - the cows, older calves and new calves are all kept together, it's a pleasure to see them, especially when they first go out in the spring. They race up and down like wild horses and the calves are issued with pogo-sticks Smile

Scotland or Wales? I was looking at woodlands, which were much more reasonably priced and some of them had meadows in - you'd get more acreage, but probably as much grazing as you'd need. Then you could either sell off the woodlands, or cultivate a use for timber or coppice (sounds right up your street!) or perhaps a few piggies?

That looks a little bit dodgy, to me. One of their sites is a couple of miles away, and all divided nicely into to little plots just like you could pitch up and build on them, but there's no way you would get planning as an individual (tooks us nearly three years here, and there was already a house here) and they can't already have it at those prices - it's a con, I reckon. 10K for 0.2 acres? Anything that has a sniff of planning would be at least 100K, probably more like 200.

Depends, for the last few years the Ings has seen diasterous summer flooding, English Nature even changed the rules this year to try & ensure people could get it cut before the rains came. It really messes with the ecology. Sad
