Smallholdings, 50k apiece, Gloucestershire

http://www.warrensmallholders.co.uk/index.html

Any thoughts?
Any use to anyone here?
Seems good at first glance to me, not that I've 50k to play with sadly... Mind you, I can't see the actual acreages written anywhere...could be mighty pricey!
gil

As you say, no acreages given.
Nor can you live there, by the looks of it.
50K for an allotment ?
Rob R

That's not much less than we bought our place for, 37 acres, a decent shed, an old shack & a water supply, 10 years ago.

only thing i can think of is they are hoping people will be aware of the campaigns for changes in the law on living on your own property and be banking on that. some 3 acre fields near my parents place changed hands for similar prices last year.

Looks like a stich up to me Sad

Plot 1, for comparison, is about 1.18 acres or 0.48 ha

Just another version of the plots of land scam by the look of it.
Rob R

The whole site is about 47 acres, 19 hectares, so about 30,850 per acre, on average

Land Designation: Special Landscape Area.

That's going to limit what you could do with it IMHO.

Water and electricity supply available to every plot.
I read available as not necessarily already installed.

It's the same model that woodlands.co.uk work on but for a small holding I can't see how it's viable in any way.

Those 'sheds' look a lot like holiday lodges - is this a holiday camp that has gone bust?
Pel

Also plot 1 looks a lot smaller than plot 18, but they seem to be the same price. 13 and 27 are also rather titchy.
tim_and_nicky

They offer financing of up to 75% of the price but monthly payments are over 900 pounds and a nice little bit at the bottom says

Warning: Failure to keep up the monthly repayments on any loan approved will result in default and you will lose the money paid up until that date and the first charge will be called upon which will result in the the loss of your investment

Pretty steep

So that's a no then? Laughing

The impression at a glance is "I can't get a house for 50k so living as a hippy with it all set up for you aint bad". They imply that residency is possible.
When there was no info on the individual plot sizes, and they seemed to vary a lot, well, that's not good.

And the calculated price per acre?! Surprised

Thinking again, how the heck you'd sort out holding numbers, standstills etc doesn't bear thinking about (I see no double fencing...)

I do think a "batch" of smallholdings makes some sense though, perhaps as very large scale allotments - neighbours to advise and lend tools, help each other out, the water and power supply all pre-existing etc.
Penny Outskirts

They are quoting the planning act for permitted development for caravan sites. Think they're trying to get round it by saying the "sheds" are for agricultural workers. Unfortunately, I don't think this part of the act is applicable.

Not far from us either.
Croatia Keith

You get a lot more for that money here in Croatia. Very Happy
