Was I too cheapPut the flat on the market at 11.00 monday, had a visit monday night, had an offer tuesday morning a few hundred short of asking price, SOLD. Thank goodness for that I can now go back to being untidy.

Wow! Well done. We had a similar thing happen when we sold our flat - it went on the market at 10am one morning, guy saw it an hour later, made an appointment, visited the following day, then made an offer. It must just be something about flats.

When we sold last it went within hours at asking price, we got two valuation and went for the much higher price suggested.
I think it shows you need to be very careful and realize that the estate agents would rather have a quick sale for no work

This valuation was right on par for what we expected, one was ridiculously high but this agent is renowned for this, the other was a bit lower, the lower one was 4k below the higher one 10k over, we feel we have made a decent profit in the two years we have been here, it was only a stopgap till we move to France, we were originaly going to rent but it turned out that if you do an interest only mortgage over a short term your monthly payments worked out quite a bit less than renting, plus as it turned out a profit as well.

Its sold mate, be happy. just think if you had been sitting awaiting a sale in 6 months time having had to drop the price a few times to get it.

I used to buy and sell property for an investment fund a few years ago. Thing is, vendors would be suspicious of a quick sale or annoyed with a slow sale.
A property only has a value if someone wants it at the price and in the timescale you want it sold. Nothing on earth can make a person buy a house at any prce if they don't want it!
In Europe (mallorca to be precise) the fee is 10%. Remember that the agent himself will only get a fraction of your fee, the company make the biggest cut. A tricky chain can take hours and hours of work on the phone, viewings, letters and so forth so the couple of hundred or so quid the actual agent gets is a bloody pittance tbh.
Sorry, rant over! I used to work 60 hours a week in property, no overtime pay, even if you had to stand around in the dark or cold for viewers who were half an hour late and you never get a thank you

lucky you! we have had our house for sale since last july---had one sale which fell through---we took out a mortgage [1.5 years ago]on this place to buy our place in wales which we are desperate to move to---we are prepared to accept the mortgage valuation from 1.5 years ago on this place and we still can't sell it-----just heard from the estate agents that the latest viewers aren't interested -----may be reduced to buying lottery tickets

I love the sound of the crickets. We don't have frogs (that I know of) but the toads are noisy here at night throughout the year. I like to hear them too. I think that the only thing which interupts our peace and quiet here is the odd tractor and that isn't a bad thing. Maybe we will stay in France after all
