would this sound like something you would buy?im not for any moment suggesting that we are on the market BUT...If we were to sell ( theoretically you see) asap we would like to do it off market so as to avoid the grubby hands of the local estate agents.
this is he basic spec we have come up with, which will be written properly next week:
Grade 2 listed georgian house, small village, walking distance (about 11 steps!) from Post Office, pubs, butchers, shop, hairdressers and church. Village school, playground etc
4 bed house with 4 bed flat ( self contained). double garage with power & water, side access to rear of house, stone built shed, dog house (!!) and covered area, grade 2 listed bread oven and chimney ( believed to be tudor).
Garden with lawn & flower beds etc, through to garden with apple trees, gooseberry bush, rasberries that are taking over the world, huge laurel tree ( kids area!!) with swings & tyres, rear access to off road parking ( council car park).
The house has large kitchen, living room, utility & downstairs shower room. Double bedroom also downstairs. 1st floor has 3 bedrooms, toilet, shower room and huge ( currently sitting room) bedroom that has fireplace and tv points.
all sash wndows on the front, upvc on back.
Flat: kitchen, bathroom, 3 beds and 'spare room'/study. large sitting room with stone chimney, upvc windows and rear view to die for!
Listed stair case taht goes up to the flat ( partly encased, roughly 5" wide )
there is another level above me that is currently the attic and bat home!
the flat is in the eaves and has tiny sash window's on the front.
The house is definatly our family home, with regular visits from sisters all over the place and the kids have managed to fill most empty spaces with lego!! as anyone who has been here will tell you ( only nanny so far!!), its a work in progress, but we have had lots done in the 6 years we have been here, new plumbing, wiring, new kitchen etc. My dad was reponsible for getting broadband into the village so we have one of the bedroom set up as an office. There may be problems doing wireless broadband as the walls are 4 foot thick in areas!
i havent made it sound very attractive, but we need to downsize and look at getting mum a bungalow. im moving into a new house in the village so i would love to see a new family here.
please pm me if you want to know anything else, as i said, we are taking small steps towards selling and we arent on the market offically yet, but these things take a while so i thought i would test the waters!!

I tried to make its sound more attractive.. as i couldnt think of individual things to say about it.. other than where. Hope you don't mind, not trying to be cheeky or anything.
Grade 2 Listed Georgian House with large garden, orchard and kids play area. There is also a 4 bed self contained flat above.
The house is situated in a small, but vibrant village of (insert name), which still has the necessary amenities such as, pubs, butchers, hairdressers, post office and church.
The house itself is made up of two floors:
Ground floor: A large kitchen, living room, utility room, shower room and a double bedroom, great for collapsing into on a night in the local pub (or something witty).
1st floor: Has 3 bedrooms, toilet, shower room, and a large room, presently being used as an upstairs sitting room, however could be turned into a master bedroom with en-suite, this room also has a fireplace and tv points.
From the 1st floor via a staircase brings you into the self contained flat.
2nd floor: The flat has a kitchen, 3 bedrooms, study/spare room, and a large sitting room with a stone chimney and a picturesque view over (where ever)
Outside:
There is a double garage with power and water and a side access to the rear of the house.
Stone shed (give measurements) and a dog house with covered run.
Large well maintained garden and flower bed to the rear of the house, followed by a productive orchard with apples trees, raspberry bushes and gooseberry bush. Beyond this is the kids play areas, which consists of a mature laurel tree with swings and tyres.
There is also access through the garden to off-road parking.
Points to be noted:
All windows throughout are UPVC glazed sash windows.
Listed staircase to self contained flat
Grade 2 listed bread oven and chimney, believed to be of Tudor origins.
New plumbing, wiring and kitchen all put in within the last 6 years.
might make you think more of what you have got or something, the sentence structure isnt great, but i'm dyslexic so can't help it.

thanks Pel, some good points, what you have said also makes me realise what people can imagine from what i have said..and how far from reality it is!!!!
what mum an i really wanted to do was to avoid the 'oh no im not buying, im just coming to look at your house' thing that is really common round here ( wales that is!). we have a few friends who are keen to buy but may take years to be ready to do it...so i thought downsizer might be a place where i could find a genuine interested buyer who would understand why there is more things going on outside than inside!!
please feel free to mention it to any one you think may be serious about moving to the SA19 area.

Sounds lovely to me! Is it detached? These are thoughts that occur to me:
Things I'd look for in an ad. is the area - what links are there & where's the nearest largest town with stuff like hospitals etc.
A guide price is useful (can I afford it?), as would an idea of the size of the grounds (everyone wants to know what they can potentially 'do' with a property, especially Downsizers - room to grow stuff? Space for animals?).
I guess with a listed building it might be worth also having an idea of what that could mean in terms of alterations, maintainance, restrictions etc.

i did wonder if people would be put off by the restrictions, but then again there are those mad few who like them!!
my sister ( the family salesman) is having a go at writing it out too, so i will pass all this on...

oo do you get views towards the brecons (or the sea)?
like you i can think of many people who would want it in a few years.
Yes there is alot of "i'm not buying, i just want to be nosy" my mum is like that, and i'm starting to be like it too , but not as bad.
The majority of the market would get put off by restriction etc however we are in the midst of a change, and old things or traditional ways of living are coming back into fashion. So if you didnt want to tell everyone via an ad, you could always ask them to ring up, however if you were just putting it on here, then tell all as from what i gather we're not the regular bunch
